Principal

John DeWald

John is the principal at RhodesMoore, LLC and John DeWald Associates LLC, development companies that specialize in infill projects on challenging sites. His focus is on creative lifestyle communities that bring sustainable solutions to urban and rural development.

John has worked on both self-initiated development projects and for-fee development support. He develops the project programs, concepts, entitlement and financial strategy. He manages all aspects from site selection to operation, including site acquisition, financing, entitlement, design/permitting, construction and stabilization.

John has more than 20 years of experience in all aspects of development, from small single-family developments to complex mixed-use developments such as the $56 million Pacific Station in Encinitas, CA. His experience ranges from residential to senior care to agrihoods.

He has been the principal developer for over $100 million in projects in North San Diego County alone. John, an engineer by training and holding a general contractor’s license, is active in his community, serving on the boards of the San Diego Botanic Gardens and the Encinitas Arts, Culture and Ecology Alliance.

Finance Manager

Mark Phillips

Mark provides financial analysis and oversight of the debt and equity financing and contributes to the development and asset management for the Project. Mark has over 30 years of experience in real estate development, acquisitions, finance, asset management and law.

His work has involved various real estate asset classes not only including senior housing, but also multi-family, office and industrial, retail and hotels. Mark is a principal in Pacifica Capital and its affiliate Pacifica Senior Housing where he participates in development and financing of senior housing and other projects; he also is a principal in certain senior housing private equity funds.

Mark graduated Phi Beta Kappa and Magna Cum Laude from UCLA in Economics and English and received his JD from UC Berkeley Law School. He is a member of the California and New York bars and holds a California real estate broker’s license.

Senior Core Consultant

Josh Buller

Josh serves as the team’s locally based senior care consultant and supports acquisition, design and development as well as provides operations oversight. Josh has direct line experience as a marketing director and executive director working for national senior housing operators such as Atria Senior Living (now owned by Ventas).

He also worked as a private consultant responsible for asset management, including successful distressed property turnarounds; for example, in 2012 Josh assumed responsibility for a 230-bed facility and took the property from the brink of bankruptcy to HUD refinancing to a successful sale in 2014. Josh is a principal in his own management and consulting company, Cornerstone Senior Living in San Diego, and is also involved in a San Francisco-based technology startup within the senior housing space. Josh holds a master’s degree in Organizational Leadership and is a graduate of California State University, Chico.

Principal Douglas Pancake and Associates

Doug Pancake

Douglas Pancake and Associates (DPA) are the principal architects for this Project and other senior care and housing projects developed by Messrs. Dewald and Roderick. DPA is a leading architectural firm specializing in all aspects of innovative senior housing and healthcare design across the nation.

The team of over 15 architects and designers has helped design and build award-winning facilities since 1994 and has worked with most of the leading operators on well over 100 sites. Doug Pancake has been designing senior and healthcare products for over 25 years. Doug is a leading innovator in the senior and healthcare design world, having developed a strong expertise in supportive and therapeutic architectural design for seniors, particularly those with Alzheimer’s and related dementias.

Doug has been a leader with several senior housing and care organizations, code advisory committees and advocacy groups and is considered a leader in the field. Doug received his architectural degree from the University of Arizona and has continued his education in business and senior housing and care, urban design, and senior living programs. He holds licenses in 15 states.

CEO, Premium West Construction

Mark Deetjen

Mark Deetjen is the founder and CEO of Premium West and its affiliate companies. Mark is a second-generation construction industry member having started in the field over 35 years ago in Chicago working at his father’s general construction and concrete companies. In 1994, Mark founded Premium Concrete which performs commercial construction with over $1.9 billion in sales in its history.

In 2006, Mark launched Premium Electric and then expanded into general construction and management with PCS Building Corporation. More recently, Mark formed Premium West for Premium’s construction work in San Diego and California. Mark’s company will be providing a GMAX contract to the Project.

Mark now shares time between Chicago and San Diego, though, views San Diego where he and his wife can visit with their children and grand children that live in the city as their home. Mr. Deetjen has a degree in engineering from Northern Illinois University.
